Project Description:  The proposed site is located within the NASJRB Airport Overlay. The site is located on Calmont Street, south of IH-30 and east of Green Oaks. The applicant would like to rezone the property from "E" Neighborhood Commercial to "J" Medium Industrial. The applicant intends to develop the site for industrial and warehouse. The applicant would be required to meet all applicable overlay standards.

Dave Gattis City of Benbrook 7/25/2016 As I understand it, the proposal is to rezone a vacant piece of property in the 65 dB contour from E Neighborhood Commercial to J Medium Industrial which is compatible with the JLUS. The property fronts on Calmont and backs up to I-30. It looks like the property across Calmont is residential, but I trust that Fort Worth will require adequate design and buffering to mitigate any conflict. I have no objection to the proposed change.
Mike Branum NAS Fort Worth, JRB 8/8/2016 Rezoning this site to an industrial land use, per the applicants request, is compatible with the Navy's land use recommendations for the 65-69 Noise Zones. The overlay requirements will provide additional compatibility measures for the development.
